Building Dynamics - Design Integrity & Intelligence
Representing the interests of owners of capital intensive developments, we provide relevant design insight, identify project risk factors, and advise executive management on guiding design process iteration towards desired outcome.
Knowing how to properly task design and engineering teams is essential in an era of post-construction litigation where a lack of due-diligence and validation are cited as cause for poor building performance.
We favor a proactive approach to the development of high-performance buildings, including virtual prototyping, fluid / fire dynamics analysis, and a variety of means to validate performance assumptions, code compliance criteria, to provide meaningful input and integrity into the design process.

Performance DesignChina, Macau / Sands Corporation - Casino Resort
(7-Mill. Sq. Ft.) for Gensler 2009 Project development in Macau involves a mixture of programmatic use at a scale and intensity not anticipated by local building codes. Five principal areas of investigation were identified to guide and inform an inspired project concept through an intensive design development process:
Modified Occupant Load Factors Alternate Materials & Methods Request |
Notable: Adaptation of International Building Code (IBC) to local practices was modeled on aspects of the Nevada code for various occupied use factors. Code strategy involved early agreement on alternative means and methods of demonstrating performance based code compliance.
